What we did:
On award of the project the architectural design had reached RIBA Stage 4 and we were responsible for completing the design where necessary, including the coordination and integration of all other major design disciplines through to the conclusion of RIBA Stage 7. The project was secured through a single stage tender using the NEC3 Engineering and Construction Contract; Option A: Priced contract with activity schedule.
The project involved the remodelling and refurbishment of a ground and first floor flat into Supported Learning Disability (SLD) Facility to provide a 3-bedroom semi-independent residential facility with a communal kitchen and living area for young adults. The project aimed to provide an integrated approach to support individuals to live in their local community. In addition to the internal remodelling of the existing house works were completed to the grounds along with the creation of off street parking in place of the demolished garage.
The facility was designed to on a fabric first approach to retrofitted energy efficiency to guarantee the building’s performance over its lifespan.

- Extensive internal remodelling and refurbishment and disabled adaptations to a local authority-owned property.
- Renewal of electrical/ heating system and installation of fire sprinkler system.
- Re-roofing, external wall insulation, replacement of windows and doors.
- External works to garden area, demolition of existing garage to facilitate drop off area and off-street parking.
Key things we had to consider:
Ensuring effective health and safety management arrangements were adopted, communicated and monitored due to the contract being completed on a busy residential site. This included material storage, utilities, traffic management for site vehicles, deliveries, visitors and residents.
