Residential: Housing Development, Dylan

What we did:

The project consisted of the design and construction of 34 new homes on a green open space of land between Dylan, Amanwy Road and Pant Bryn Isaf housing estate in Llanelli. These homes were designed and constructed to DQR standards and conform to Secured by Design. The houses incorporated a degree of innovative technology and the design included solar PV array on the roof, a charging point for an electric car, LED lighting and the option to have an MVHR system. The houses also incorporated a higher degree of insulation than that currently required by Building Regulations. The company took possession of a partly completed site from the original contractor. Works commenced on site in November, 2021. The properties were divided into 3 phases as they were at various stages of construction on handover. Phase 1 – near completion, Phase 2 – at various stages with some at second fix levels for M&E works, Phase 3 – timber frame, external walls and roof completed. The scheme included a mix of 2 bed 4 person houses and 4 bed 7 person houses. The company once again demonstrated its capability and flexibility in a rapid response to meet the client’s requirements to achieve project completion.

Works Completed:

  • Completion of partially constructed properties.
  • Installation of gas fired combi-boilers, radiators, PV solar panels, triple glazed uPVC windows, intermittent extraction fans, a secondary electrical focal point fire, LED lighting and achieve Air Pressure Test rating (APT) of 5.

Key things we had to consider:

  • Seamless transition and management of construction works on taking possession of site.
  • Maintaining services of sub-contractors commissioned by the original contractor as far as practicable.
